1.“I can build my house on any piece of land.”
Unfortunately, it’s not that easy. There are so many factors that go into finding the right piece of land. Finding the right lot involves looking at acreage, grade, zoning, drainage, and cost. If the piece of land you fell in love with doesn’t have the proper grading, zoning, or drainage; it has to be fixed before anything can be built. 2.“I have house plans already, so I should be able to go to a builder and get a detailed cost estimate.”
That’s just one part of the puzzle! If you just provide drawings with no details of how you want the house finished out, you are going to get pricing that’s all over the board. To make an accurate and detailed estimate, home builders need to know how you want your home finished. This includes appliances, flooring, paint, technology, hardscapes, plumbing, fixtures, and numerous other details. A high quality floor, for example, will cost a lot more than a low quality floor & have a dramatic cost difference for your home..
We also want to caution you, that settling for the lowest price means your home is likely going to be built using the cheapest products available or extremely low allowances established that aren’t aligning with the vision of your custom home!
Lastly, be prepared for change orders if details are not established up front. A change order is an amendment made to your original construction contract. This could be due to changes in material costs, additions of certain features requested by the customer, or other unexpected challenges that may be met along the way,
3.”Once I hire a builder, I don’t need to be involved in the process.”

If the buyer chooses items that cost less than the allowance, they get a credit. If the items cost more, the buyer pays the difference as an upgrade cost.
